REVIVAL ON MAIN STREET - 

Downtown Kennesaw Residential and some Retail.  Shown is interior while under construction.


From the inception of this concept I have said that it will either be the best thing since sliced bread or a major flop (OK, I didn't say 'flop' some other words one being 'up').  I don't know which it will be, in a year we should know which it is.

A Face Book thread had info and comments on this development so I will post my comments from there on this site also.  Here is the pictorial depection of the development from clearing the property to today, scroll down to take a look at how things developed over the last 18 months.

Here are some things you would want to take into consideration before renting here:

1)  I was in the first group to take the 'tour' of the place on June 11th, I am NOT in construction nor do I have that as a background but several people commented that they did not think that the construction was being done that well, (see my blog photos for interior shots),

2)  Has anyone but myself noticed that this complex is 150' from the most traveled section of railroad in Metro Atlanta (ie:  Atlanta to Chattanooga) and that just across the street from the building is a crossing and per Federal regulations all trains must sound their air horns when approaching such crossings (yes, that means 3 a.m. etc).

3)  Take a look at the traffic both morning and evening, 2 hours each of 'rush hour' traffic, that means long back ups AND a lot of traffic noise.

4)  Those units facing Main Street will have a major noise problem from vehicles and trains, even those facing the City Hall will have noise problems.

5)  I bet $ that there has been no effort made at sound proofing, either the walls or the windows and patio doors.  As a former condo owner I would warn all of you that the construction in #1 above seems to indicate that you are going to hear every step your upstairs neighbor takes.

6)  Summary:  When finished tenants will find that living downtown is crowded, noisy and expensive.

Revival on Main, consists of 252 residential units and retail commercial area of approximately 9,000 square feet. 

The project also included approximately 638 parking spaces.

On Thurs 6/11/15 the Developer hosted a meet and greet with walk through for those interested in the property.  Some City Council members attended, some long term residents of Kennesaw, interested renters and of course 'me'.



Below are some photos of the site and they are presented as something for future residents to look back on to see what it looked like during construction.  This blog site is not a sales tool for the developer, however they, and anyone else are welcome to use any photos here, no copyright attaches, use them if you want.

Revival on Main Street

PROJECT DESCRIPTION - Revival on Main is a mixed use apartment building consisting of 4 stories of type 5A wood construction over a concrete podium. This project provides 250 apartments and 11,000 square feet of retail space, located directly off Main Street in downtown Kennesaw. A vibrant central district with retail shops, restaurants, greenspace and wide sidewalks: This contemporary image of a pedestrian-friendly hub that has enjoyed favor in many areas of Atlanta is moving into the suburbs.
   
The historic Cobb County community of Kennesaw has a small downtown that’s home to a handful of restaurants, a smattering of antique stores and the Southern Museum of Civil War and Locomotive History. But by the summer of 2015, it will also boast a $38 million mixed-use development of apartments, shops and eateries along a stretch of Main Street that’s currently an empty lot.
   
“It’s a very attractive design with wide sidewalks, small outdoor plazas and seating, and architecture in keeping with the historic nature of downtown,” said Robert Fox, the city’s economic development director. “We feel it will be a real catalyst project that will encourage other developments and investments downtown.”
   
The revitalization plan that will anchor the corner of Main Street and Watts Drive has been in the pipeline for some time. City leaders have been trying to get it off the ground since 2008, but the economic downturn hampered efforts to acquire the 5.2-acre swath of land where it will sit.
  
 “It had always been designated through our master planning,” said Fox. “There were a few delays when some owners in the area weren’t interested in selling their properties, but circumstances finally came together, and we were able to put together this assemblage [of land] right on Main Street.”
   
Along with the primary property, the project incorporates another seven acres of land with a creek and flood plain that aren’t suitable for building. But they will make an ideal greenspace. City officials convinced the county to take it over, and plans are in the works to add walking trails and benches through what is an historic piece of ground.
   
“The site has some significance as a Civil War encampment called Camp McDonald, but for years, it’s been just a large, wooded tract,” said Fox. “Now the county is developing a master plan for it to be a passive park.”
   
Along with the 12,000 square feet of shops and dining destinations, the project will feature 252 residential apartments and a multistory, free parking deck to accommodate residents and visitors alike.
   
“We’ve had a real need for public parking downtown for some time,” said Fox “We had a parking study done to see where the best place to locate parking was, and this spot is ideal, catty-corner from city hall. It will be great when we have events with a lot of demand for parking.”
   
In the last several months, Main Street has seen some renovations to existing buildings. The Trackside Grill has expanded and newcomer, Burger Fi, moved into a rehabbed space next door. The new complex is expected not only to add at least two or three more dining options, but to spur new development of other projects as well.



  This rendering of a new mixed-use development planned for Kennesaw’s Main Street shows the project’s blend of apartments, commercial space and sidewalks. A free parking deck is also part of the plan.

What is going in Downtown?


Travel on Main Street will soon be a problem as work must be done on the sewer system and some excevations will be going down 20 feet and many days will end up having alternating lane one way traffic flow. When the digging starts you will want to avoid Main Street all together.
